Some men may experience the fear of being alone. There are many ways to overcome this fear, however the main thing is to remember that there is nothing wrong with being alone. In addition, here is a short list of techniques that a guy can use so that the fear of being alone doesn’t become a major issue in their lives.

The first step is to find an activity that you enjoy and where you can meet a lot of people. For instance, joining a group activity such as a volleyball group, women’s club, or making Crafts can be a great way to meet people. Doing something that you like to do will make you happy and will increase your chances of making friends.

Spending time with animals can be a great source of companionship. Whether you have a dog or you go to your local shelter, spending time with an animal or pet can help us to feel better. Animals can be of good company to all of us whether we are alone or not.

Helping others through community service can be of some help. There are many people out there who could benefit from your time and talents. Helping others can give you a source of pride and accomplishment and also can lead to friendships.

It isn’t fun being alone, but sometimes there are worse things. For instance, imagine that you are married or stuck in a relationship that you can’t get out of and also makes you miserable. Not only do you have to live with this person, but there is no way to get out of the relationship because of various financial or personal reasons. As a result, you are stuck living with someone that you can’t stand and makes you depressed every single day of your life. With this viewpoint, being alone doesn’t sound that bad.

For those of you who believe in God, spending time with God and praying to him can help us in our lonely situation. Spending time with God and asking God for help in our time of loneliness can be of great comfort. You never know how God will work in ones life. Ask him for help and trust that he will help you.

As a Layman, the important thing is to do something constructive. Sitting around and doing nothing will not make things any better whether its dealing with the fear of being alone or something else. Take it one day at a time and stay committed in trying to solve your problem.

Take note that you need to decide whether you want a radio control nitro or gas car or perhaps one that has an electric engine. You could purchase either one which is ready to run (rtr) or a kit. Now, knowing how much you would want to spend start going shopping for a vehicle that fits your specifications. Like me passion is what drew me to this exciting hobby and there’s a lot you are going to learn before you can “get behind the wheel”.

The types of radio control vehicles that you need to get aquainted with are nitro and electric cars, monster trucks, stadium trucks, minis and micros. If you want to get your feet wet and don’t wish to spend a whole lot of money, go and get a used vehicle - this is the cheapest way of building your skills. To find used radio control vehicles for sale, ask your friends, check the local newspapers, read RC magazines or browse through listings at auction sites like eBay.

If you decide that you want a new vehicle, you can choose a kit, an ARR (”almost ready to run”) model, or an RTR (”ready to run”) model. What’s the difference? A kit will take you time and a certain amount of expertise to assemble. The advantage of a kit, of course is that once you’re finished, you’ll know exactly how
your vehicle is built and therefore how to repair any damage.

ARR and RTR models come already assembled. The difference is usually that the ARR model doesn’t have a radio system installed, while an RTR model does. So don’t be fooled by the difference in price. When you buy an ARR car, you’re going to have to add the cost of the radio system to your final cost.

The expense of operating your radio control car can be as little as an occasional replacement battery pack. But as with any hobby, the more you play the more you pay. If you become a dedicated radio control vehicle fan, be prepared for repairs, upgrades, special tools, magazine subscriptions, books, racing entry fees,
association dues, travel expenses to the big meets and races - the list can be endless. The best advice is to start small, and let your radio control hobby grow little by little to whatever level you find most satisfying.

So all in all, what’s the best advice for getting started in radio control? Start small, get to know experienced radio control drivers, and learn as you go. Make a list before you buy anything, and make sure have all the accessories and parts you’re
going to need to use your vehicle. Most of all, have fun - RC is a wonderful way to meet people, to challenge yourself, and to fulfill your driving fantasies.

So you’re thinking of buying a new computer…

Where do you start? There are so many brands and models of computers available, and it can all be a little overwhelming when you start to look around.

How do you decide what type of computer you need? And perhaps more importantly, how do you decide what the best value is?

I have sold computers professionally for almost 20 years, and there are certain “tricks of the trade” that most computer stores and salespeople use. Knowing these secrets can make your decision easier and will help you buy the right computer for your needs.

1. Buy What You Need, Maybe a Little More

One of the most important things you can do when buying a new computer is make a list of the things that you will be using it for. There are so many different models - with different capabilities - that you can easily buy more, or less, than you really need if you don’t.

If this is your first computer, this can be a little tougher. Until you’ve used a computer, it’s hard to know exactly what you might want to do with it beyond the obvious, like connecting to the internet.

Regardless, you should think about some of the things you might want to do. Some possibilities include:

- Connect to the internet
- Play games
- Digital photography
- Digital video
- Type documents
- Accounting
- Design websites
- Programming
- Digital scrapbooking
- Geneology

Some of these things need more power than others. For example, connecting to the internet really doesn’t need a lot of power. Even the most basic computer available will probably work just fine.

Digital video and many games need a lot more power. If you don’t get a fast enough computer with enough memory, you’ll be disappointed with the performance.

Knowing what you’re going to be using your computer for will help your salesperson, whether they’re on the phone, the internet or standing in front of you, recommend the best system for your needs.

As a general rule you’re always better off buying more power than you need rather than less, but buying too much can be a waste of money.

2. Warranty Considerations

Computer warranties are one of the most confusing and obscure parts of your purchase. Most manufacturers have cut back on their customer service to the point where poor service has become a given.

The three most common options are onsite, carry-in or manufacturer’s depot service.

Onsite service can be helpful, but think about whether you want to have to be available for a technician to come and diagnose your computer, and possibly have to come back with parts at another time.

Carry in service is a good option, but find out whether the service center is factory authorized for warranty repairs, as well as whether the technicians are all certified.

Shipping your computer to a factory service center can take a long time - sometimes a number of weeks. It also creates risk that your computer will be damaged or even lost in shipping. In some cases, the manufacturer will even replace your computer with another unit and ship it back to you, rather than repairing it. This can result in your losing any information that was on your system and having to reload all your software.

Another aspect of the warranty to find out about is technical support. Find out if the computer manufacturer offers a toll-free phone number and what the quality of service is like.

The better computer salespeople will be honest about this and tell you if a company’s service leaves something to be desired. You can also do some research on the internet - most of the computer magazines like PC Magazine and PC World have annual customer service comparisons that rate the larger computer companies.

Always find out how the warranty is handled before making your decision. Even if it doesn’t influence your choice, knowing what to expect if something does go wrong will save some nasty surprises down the road.

3. Can You Negotiate the Price Down?

A computer is a relatively large investment - anywhere from a few hundred to a few thousand dollars. Many computer buyers expect that there is a significant amount of “wiggle room” on the price.

The reality is that most computer hardware - the physical pieces like the computer, monitor and printer - is sold at very low profit margins. Often, computer systems are even sold at or below the dealer cost. When you’re buying a computer, it never hurts to ask for a better deal, but don’t be surprised if you only get a few dollars off, if anything.

Over the close to 20 years I’ve sold computers, I watched the profit margins go from over 40% to less than 5%. It’s almost embarassing to offer a $20 discount on a $2500 computer system, but that could mean the difference between making and losing money on the sale.

What you can do to get the best price is to do some comparison shopping. Most computer stores offer price-matching guarantees, so if you find your computer for less at another store, most dealers will match or beat that price, even if it means they lose money.

4. How Do Computer Stores Make Any Money?

You might be wondering how these computer stores make any money if they’re selling computer for so little profit.

Their money is made on add-on items. The highest profit areas in most computer stores are cables and “consumable” products such as printer ink and paper.

Printer ink is a huge money-maker for most computer stores (even more so for the printer manufacturers). Why is this? Once you’ve bought a printer, you’re going to have to replace your ink at some point, and continue to replace it as it runs out.

Most chain computer stores and office supply stores that carry a large selection of ink cartridges make more from ink than they do from the computers themselves.

Cables also have huge markups. A cable that costs the store $2-3 will often sell for $20-30. That’s ten times their cost!

If you’re buying a new computer, you will likely need to buy some cables. Some items - printers, for example - don’t often include the cables needed to hook them up.

Many printers also come with “starter” ink cartridges that are only half-full. You might also want to pick up some extra ink cartridges.

This is where you should be able to negotiate a better price. Don’t expect the salesperson to throw them in for nothing, but they should be willing to offer you a better price. After all, if you’re happy with their service, you’ll probably continue to buy your ink, paper and other products from that store in the future.

5. What Software is Included?

The last secret of buying a new computer has to do with the software that is included. Most new computer systems include quite a few programs and sometimes the value of the software can be quite high.

Something to watch out for when looking at the included software is “trial versions” or “limited editions”.

Many programs that are preloaded are either crippled versions that don’t have all the features of the full program, or trial versions that will only run for a certain amount of time before they expire.

Computer are often sold with trial versions of the following types of software:

- antivirus
- firewall
- MS Office or other office suites
- Accounting - both business and personal

The computer manufacturers generally don’t make it easy to tell whether the software on their systems are trial versions or limited versions. This is a question that you should specifically ask if you can’t find the answer in their promotional information.

If you’re buying a new computer with trial versions of the software, keep in mind that you will need to pay to continue using it after the trial period is over. This is an added cost that you need to consider as part of your overall budget.

These five “secrets” of buying a new computer are fairly common sense, but they are not always made clear up front. Knowing what to ask will help you in two ways. First, you can be sure you are getting the right computer for your needs.

Second, if the salesperson or company that you’re dealing with explains these things to you without being asked, you’ll know you’re dealing with someone who is honest and upfront.

Knowing you can trust the people you’re dealing with is an invaluable feature of your new computer system.

Recruiting volunteers is only half the challenge in any endeavor. You must properly train them so they will work out to be true assets. As we help volunteers recognize the rewards of their service, we must also acknowledge that there may be a downside. Volunteering takes time away from the family or personal pursuits. Good leaders” tell it like it is,” being careful not to understate what is expected. Let your volunteers know up front exactly what is involved in their tasks and what is expected of them, and they will appreciate you for it. Personal contact is the key to more effective recruiting. While volunteers will respond to public invitations such as media announcements and ads, they respond more easily to personal invitations to become involved. Be careful that the persons being recruited are the right fit and not just saying yes to a good “sales pitch.” Motivating volunteers means that they feel they are wanted and needed, are an important part of the organization, are accepted by the group and that they are contributing to the heart of the community. Enrolling new volunteers selectively with long-term commitment as the primary criteria will ensure that they are “motivated” from the outset. People like being appreciated. We all want to be recognized for our contributions. It makes us feel good when we are thanked for our efforts. Appreciated volunteers are more likely to continue to serve. Recognition should be commensurate to what the volunteer has achieved; it must be earned. False praise can be counter-productive and even offensive to some.

Service to others and a sense of achievement are other key components to motivating volunteers. There is a special satisfaction that goes along with making life a little less difficult for someone else. It makes us feel better about ourselves. When volunteers achieve their goals, telling them is only the beginning. Telling others in newsletters, press releases and conversation goes along way with enhancing a volunteer’s commitment. Community volunteerism is about service to others. Leaders help volunteers recognize that their contributions of time, talent and treasure improve the quality of life of others as well as themselves.

In order to help your volunteers truly be a success, good leaders must help them to feel a sense of security, adventure and belonging. Volunteers must feel “safe” to make mistakes without feeling embarrassed or being harmed. We must make every effort not to put volunteers in situations that make them feel insecure, ill at ease or unprepared. The proper training programs will give volunteers the sense of security necessary to carry out their roles.

Many volunteers need new experiences and challenges in order to hold their interest. They like to be on the “cutting edge” of innovation and experiences. If we ask our volunteers to do the same old thing in the same way we’ve always done them, we may lose them. Some volunteers are natural joiners. The need to belong is so strong that sometimes we “bite off more than we can chew.”However, most volunteers have a deep sense of satisfaction when they belong to organizations they can identify with. Leaders who continually remind volunteers that their involvement is worthwhile and valued will keep volunteers involved. Volunteers must feel that they are doing something important and that they are accepted. This produces motivated, committed volunteers.

When you are considering purchasing a property; either for investment or personal use you will need to hire a real estate appraiser. If you are financing the purchase through your credit union or another financial institution will most likely be required to hire a real estate appraiser to perform an appraisal on the property. In the best case scenarios the appraisal is returned indicating that the fair market value of the home meets or exceeds the sales price. The problem comes in when the appraisal indicates that the fair market value of the home is less than the sales price. In the latter case, the prospective buyer would either need to drop the deal or renegotiate the sales price with the seller.

As you can see, it is critically important that you find a reputable and competent real estate appraiser. That one appraisal can easily make or break a deal. Even if you are not financing the purchase through a lending institution it is still worth the effort to insure that the property you are investing in is really worth the amount of the purchase. If you should hire a less than competent real estate appraiser you find out the hard way later on that the property you purchased was not really worth the amount that you paid.

Real estate appraisers perform an evaluation of a property and then provide a written evaluation after consulting standardized checklists and comparing the property in question to county land value sources and sales information on nearby similar properties. The estimation of replacement costs is also taken into consideration. Finally, real estate appraisers must be able to verify legal land descriptions. As you can see, there is quite a bit of work involved in performing a competent real estate appraisal and it is important that each step be performed accurately.

You real estate agent will most likely be able to suggest a real estate appraiser but this does not necessarily mean this is the right person for the job; it merely means this is the person they most often work with. To get the job done right you need to find a real estate appraiser who is able to perform a completely objective evaluation.

Look for someone who has been formally trained and who possess a license with the state real estate commission to perform such appraisals. Also look for someone who possesses adequate experience in performing real estate appraisals and who is knowledgeable about the local real estate market. Some states require real estate appraisers to have experience as a real estate agent and to hold a current real estate license; even if your state is not one of these it may be a good idea to look for someone with these qualities anyway because they probably have their finger on the pulse of the local real estate market.

Like real estate agents, appraisers commonly specialize in certain types of real estate. Some specialize in commercial properties while others work only in residential properties. Some appraisers even specialize in only high end or luxury properties. Many consumers find it beneficial to select a real estate appraiser who specializes in the specific type of property they wish to have appraised. Finally, don’t forget to ask for references and/or recommendations from any real estate appraiser you consider.
